Course Description


This course is designed to help REALTORS® understand how non-standard property characteristics can impact mortgage financing and transaction outcomes.

Through professional insights and real-world scenarios, it provides a practical understanding of how lenders and default insurers assess a property’s value, marketability, and suitability using tools such as appraisals, internal valuation models, and policy guidelines. Rather than focusing on memorizing property types, the course breaks down unique characteristics into broader lenses of lender risk: land and use, access and infrastructure, construction and structural, legal and title, and environmental. This approach offers a more structured and actionable way to evaluate properties in real time.


The course manual also serves as an ongoing reference guide, equipping you with a practical framework to identify potential red flags early, set realistic expectations with clients, and collaborate more effectively with mortgage professionals throughout the transaction.
